A homebuyer thought that everything was on track to close a new house, until the sellers refused to sign the final papers and threatened legal steps.

The buyer recently shared their experience with Reddit and said: “Everything went perfectly! I think things were going too well. Today the sellers were supposed to sign the papers … They did not sign, are very angry and threaten to complain.”

The problem began when the sellers realized that they had agreed in the contract to pay the buyer's committee. The buyer said that this clause was in the agreement, signed both parties a month ago. “They apparently did not realize that. Now that they know that, they are angry and do not want,” the post read. According to the buyer, the sellers told them that unless they agreed to cover the committee, they would withdraw and sue them.

The buyer is of the opinion that the contract is clear and enforceable, but is concerned about losing the house, wasting money and being drawn into a precious and time -consuming lawsuit.

Reactions flowed from commentators, where the buyer encouraged the most to 'call their bluff'. One of the best answers was: “They will not be successful. You can also sue them because they have not held their end of the bargain. That will link their house for months.”

Others advised to hire a real estate lawyer to send a question letter or to submit a legal notification that increases the title of the property and prevents it from being sold until the dispute is resolved. Many suggested to sue 'specific performance', which means that the sellers would be forced to complete the sale as agreed in the contract.

Several people blamed the broker of the sellers and said it was their job to explain the committee scheme before the contract was signed. Some suspected that the sellers tried to negotiate again at the last minute after seeing the last figures, while others believed that they simply had not read the contract carefully.
