LAS VEGAS (KLAS) — The Las Vegas Valley continues to grow, especially in Skye Canyon, where new developments and businesses are springing up, making the area a highly desirable place to live.
“Skye Canyon is actually a beautiful area with a lot of new developments coming,” said Mervat Berry, CCIM and consultant at MDL Group, a commercial real estate firm.
In 2015, Skye Canyon saw the construction of thousands of homes, and residents began moving in in 2016. In 2018, the community welcomed Smith's Marketplace, a giant grocery concept offering home goods, clothing, food and even a bar, surrounded by a smattering of small businesses in the mall.
“There will be another elementary school, another middle school, another high school and (and) some additional parks,” Berry said. “Skye Canyon's primary goal is to cater to the active lifestyle and the outdoor community, and to provide families with resources to be active and have that active lifestyle.”
Berry highlighted that Skye Canyon offers a range of cycle paths, walking trails and running trails, along with a 10-acre park. The Skye Canyon Park Project features amphitheaters and a variety of fitness courts for every sport.
Berry noted that renters and buyers are particularly attracted to this area because of its proximity to Mt. Charleston for hiking and Lee Canyon for skiing and recreation.
“The housing market in Skye Canyon is extremely healthy. It is an area in high demand. In fact, the year-over-year growth rate is 4.3% in real estate value in that area. That is a very nice increase,” says Berry.
More businesses have opened in the Skye Canyon Marketplace shopping center over the past year, increasing one-stop shopping convenience for local residents.
Calida Group's multifamily project, Elysian at Skye Canyon, will open next month along Oso Blanca Road. This complex will offer 314 units and a state-of-the-art community and fitness center. Additionally, there are several housing projects underway just down the street on Kyle Canyon Road
